The dark streaks running down a Florida roof are algae — Gloeocapsa magma — feeding on the limestone filler in the shingles themselves. Humidity and a long wet season make Central Florida close to ideal for it.

Left alone it spreads, holds moisture and heat against the roof surface, and shortens the life of the roof. It also makes an otherwise well-kept house look neglected from the street, which is why most people finally call.

Is soft washing safe for shingles?
Yes. Soft washing applies a cleaning solution at low pressure — roughly the force of a garden hose — so nothing strips the protective granules off asphalt shingles. High-pressure washing does strip them, shortens roof life, and can void a shingle manufacturer's warranty. Soft washing is the method those manufacturers recommend.
What are the black streaks on my roof?
Those streaks are almost always Gloeocapsa magma, a hardy blue-green algae that feeds on the limestone filler in asphalt shingles. Florida's humidity and long wet season make it thrive here. It spreads downward with rainwater, which is why the streaks run vertically, and it holds heat against the roof as it grows.
Will the algae come back?
Eventually, yes — this is Florida. How fast depends on shade, tree cover and which direction the roof faces. North-facing slopes and roofs under heavy oak canopy regrow soonest. Most Central Florida roofs stay clean for roughly two to four years after a proper soft wash.
Do you clean tile and metal roofs too?
Yes. Shingle, tile and metal are all cleaned with the same low-pressure soft wash approach, with the solution and dwell time adjusted for the surface. Tile in particular should never be pressure washed — it cracks, and water gets driven under the tiles.
What about my plants and landscaping?
Landscaping is saturated with water before the solution is applied and rinsed thoroughly afterward, which dilutes anything that reaches the beds. Plants directly below downspouts and along the drip line get extra attention.
